Avoid 11th-hour negotiations and delays, and justify your full asking price by having your home for sale inspected now.

Specialty Inspections

Annual Home Maintenance Inspection

This inspection helps you understand and plan for the demands of maintaining your home properly. Some tasks are seasonal, and some require more frequent attention. I’ll identify any outstanding issues, and educate you about what should be done to keep your home in top condition year-round.

Radon Testing

Although radon is a naturally occurring gas in our environment, it’s also the second leading cause of lung cancer deaths in the U.S. The Surgeon General and the Environmental Protection Agency recommend testing for radon because one out of every 15 homes has unsafe levels indoors. Millions of Americans have had their homes tested, and you should, too.

Thermal Imaging Inspection

use a state-of-the-art infrared camera to find problems that aren’t always apparent to the naked eye. By evaluating the images, I can detect sources of energy loss, locate areas of moisture intrusion, pinpoint dangerous hot spots in the electrical system, and uncover other problems, such as wood-destroying pest and rodent infestations, and flue leaks in the chimney.

Mobile/Manufactured Home Inspection

I will inspect your mobile or manufactured home for defects that are specific to those types of structures, including fire safety issues, and the plumbing, heating and electrical systems, as well as the home’s body, frame and foundation requirements. I will also check for affixed seals that certify that the home was built in compliance with U.S. federal housing codes.

Renters Inspection

Let me inspect your rental unit upon your move-in to document its condition and any issues with it so that you can avoid any disputes with your landlord upon your move-out.

Selling your Home?

I am the quality home inspector you want to hire

You may not consider a pre-listing inspection to be a necessary expense before you sell your home.  However, the reality is that a pre-listing inspection from a certified home inspector is quickly becoming the standard. Hiring someone also gives you the benefit of choosing your own certified inspector and the ability to be present during the inspection. Qualified home inspectors who work directly with you before you list your home can help you understand any issues that might surface during a buyer's inspection and help you form a plan long before the negotiation phase.

Justify your Price

You'll feel confident that you're getting the best price.

Save on the cost of repairs

Once you have a comprehensive pre-listing inspection in hand you'll have the opportunity to correct any defects on your time.  You can choose to repair the items yourself or hire a contractor to do the work on a normal schedule and avoid premium rates on last minute repairs.

Simplify the Negotiation

Eliminating last-minute surprises and ensuring your home is properly priced can considerably reduce the negotiation phase by taking many of the home's defects off the table. Because you've had time to correct issues, there won't be much left for buyers to negotiate on.

With all the cards on the table in the form of a pre-listing inspection, buyers are less likely to walk away due to a surprise discovered at the last minute.  By removing these obstacles, you can find your way to a smooth sale quickly—and for the best price possible.
